Why Make Tenant Improvements?

Tenant improvements (TI's), also known as leasehold improvements, are the custom interior finish outs a landlord or tenant makes to a commercial rental space (office, retail, or warehouse space). The amount of build out to be completed, or the tenant allowance needed to do these projects, is typically negotiated up front between the landlord and tenant, and is part of the overall commercial lease agreement.

Simply put, TI's, are the customized alterations a landlord or tenant makes to rental space as part of the lease agreement, in order to configure the space for the needs of that tenant.

How much does a Commercial Renovation or Tenant Improvement cost in Metro Vancouver?

Commercial renovations or tenant improvements are an entirely different, very specialized, and highly regulated type of property renovations. Commercial renovations or tenant improvements are done to a broad range of commercial property uses such as regular office workspaces, medical and dental spaces, retail stores, commercial washrooms, hotel and office tower common spaces, café’s, bars, and restaurants, and beauty salons and fitness centres.

Like home renovations, there are a wide range of renovations and improvements that can be done to commercial spaces. For budgeting purposes here, we will only consider complete build-outs from a shell condition.

  • *Retail stores can cost between $85/sq.ft – $385/sq.ft for a complete buildout.
  • *Bars and restaurants are the most expensive tenant improvements due to the amount of mechanical, electrical, and plumbing required. They can also have some of the most elaborate and expensive interior finishes. Costs can run from $163/sq,ft – $550/sq.ft
  • *Medical and dental centres have the second highest TI cost per square foot after bars and restaurants mostly due to the installation of specialized equipment’s as well as the required mechanical, electrical, and plumbing. Costs range between $115/sq.ft – $380/sq.ft.
  • *Physiotherapy and fitness centres tenant improvement costs per square foot vary depending on proportion of open space versus closed door rooms, equipment’s and appliances, use of sauna, hot tub, small pool, etc. but typically would run between $85/sq.ft - $230/sq.ft.

These costs per square foot for tenant improvements in metro Vancouver are based on a complete build-out from shell condition with some basic services already installed by the landlord. Design services, engineering, building permit, and trades permits costs are included.
