Meanwhile, CBRE Canada reported that downtown Vancouver’s Class A office vacancy fell to 8.6%, even as the broader market hovered around 10.7%. In Vancouver’s Broadway Corridor — where availability sits at approximately 15.5% according to Newmark’s Metro Vancouver Market Overview — landlords are increasingly funding premium TI packages to differentiate their listings and attract long-term tenants who will invest in quality fit-outs.
Burnaby’s Brentwood and Metrotown nodes are also seeing renewed interest from businesses seeking modern, transit-oriented commercial space. A tenant improvement contractor working in Burnaby must balance the city’s permit requirements with the expectations of tenants accustomed to Vancouver-calibre interiors. The same applies to the office clusters of North Vancouver’s Lower Lonsdale, where mixed-use developments are creating demand for sophisticated commercial fit-outs that meet both aesthetic and functional standards.
